Cancel of Flat booking: Need legal support to receive the refund amount

Need legal support to receive the refund amount with regards to the Cancel of Flat booking. This is regarding the cancellation of a residential flat in Mogappair, Chennai. We had initially booked a flat at KG Signature City Phase 2 located in Maduravoyal near Mogappair. The first payment made was Rs.1,00,000/- Through Cheque No. 011312 of ICICI Bank. The Second payment is of Rs.2,60,000/- through Cheque 000991 of ICICI Bank.  (Receipts for both are attached). I have decided to cancel this booking and would like to receive the refund amount.
