Tenant subleased without permission

Tenant subleased without permission: Our tenant has subleased our 2 floor house to 2 different families without our permission. They did this by taking advance amount of total 3.5 lakhs for monthly rent of 5000 from those 2 families. We have taken advance of 1 lakh and monthly rental of 10,000 from our tenant since 3 years. For 2 years, our tenant gave rent without fail. But for the past 1 year he is not giving rent to us. And also we came to know that he has subleased our 2 floor house to 2 different families without our permission. Also the agreement with our tenant ceased 1 year back and he has not renewed it and just giving excuses monthly for rent. Please let me know how to proceed.
