Friend cheated money RS 4395000

Hi sir, Friend cheated money RS 4395000 I have given around 43.95 lacs to one of my friends for her land registration. Now she has not finished registration due to money shortage of 3l .so she was demanding me arrange 3l else I can't give 1 rupee also like that. In this case how I can proceed. She having property, not in her name. This her grandfather's property. Part of the property changes her name only she has requested money. Could please suggest how I can recover my money.
